What Is an ADU or Casita?

Also called a casita, granny flat, or mother-in-law suite, an ADU is a regulatory term for a secondary housing unit on the same grounds as a larger, single-family home. Homeowners cannot sell these structures separately but can use them for additional income, or for creating more space for their family.

Unlike other cities, there is no minimum space requirement for ADUs in San Diego. This makes it easier for homeowners in San Diego County and La Jolla, specifically, to build casitas on their property. The smallest ADUs tend to be 600 ft. and the maximum legal area is 1,200 square feet. This allows for these projects to come in any space or size you may need.

Benefits of Building an ADU in La Jolla

ADUs offer numerous advantages, making them an attractive remodeling choice. Adding a second home to your property provides versatility and opens up various possibilities.

One common benefit of ADUs is generating additional income. ADUs have individual amenities, so you can rent them out as separate living spaces to Airbnb without limiting your family’s or the guest’s privacy.

Because they are disconnected from the main house, ADUs give you the perfect guest space. They can either be used as temporary guest houses or more permanent living solutions for your parents, grandparents, in-laws, or even adult children. Granny flats also greatly increase their value.

Types of ADU's in La Jolla

Different Types Of ADUs

There are different kinds of ADUs to choose from once you decide to build one: detached, attached, conversion, and junior. Each one has its own advantages. We have outlined a bit of information on each below, so you can make the right decision for your property.

Detached ADU’s

There are different kinds of ADUs to choose from once you decide to build one: detached, attached, conversion, and junior. Each one has its own advantages. We have outlined a bit of information on each below, so you can make the right decision for your property.

Also called granny flats or laneway houses, detached ADU structures are built in the backyards of existing homes. They are the most private and secluded from the main house, but access is not as quick and easy as other options because the unit is not attached to the main structure. It does, however, provide better privacy for any guests or family members living in the ADU.

Attached ADU

Attached casitas are similar to building a room addition onto your home, but this type usually does not have a way to access the additional space from the main house for added privacy. These casitas have their own entrance, bathroom, and kitchen. It allows guests or families the ability to be self-sufficient without being completely cut off from the main property.

Converted and Junior Casitas

Converted units are created by turning a pre-existing space into fully functional living areas. These include garage conversions, basement conversions, and any other extra space you turn into its own separate residence.

Junior casitas are pint-sized versions of the other varieties, often below 500 square feet. These are perfect for any home that lacks the space for a full-sized unit. Gain the benefits of an ADU even with limited space.
