What began as a dated, one-story bungalow became a bright, efficient two-level home—rebuilt from the ground up. We replaced the failing foundation, reconfigured the main level for connected living, and added a full second story featuring a generous primary suite, a guest bedroom, and a guest bathroom. A soft coastal palette, durable LVP floors, and warm brass details create a calm, modern ambiance that suits the Pacific Beach aesthetic.
Project Scope: New build/major remodel. Replace the foundation and reconfigure the main level to create an open kitchen, dining, and living area, as well as a guest bedroom and bath (serving as a powder room). Add a second story featuring a large primary suite (bedroom, spacious bath, and walk-in closet), a guest bedroom, an additional bath, a dedicated yoga room, and an interior laundry room. All-new doors and windows; LVP throughout most spaces; carpet in upstairs bedrooms/loft; full interior and exterior paint and trim; flat-roof construction.

The Challenge — Aging Structure, Tight Layout & Limited Bedrooms
The existing house had structural concerns at the foundation, fragmented rooms, and insufficient bedrooms and bathrooms for the family’s needs. Ceiling height, natural light, and storage were limited—especially in the kitchen. The owners wanted meaningful square footage (not just cosmetic change) with a calm coastal aesthetic.
