What are the California ADU kitchen requirements?

An ADU (Accessory Dwelling Unit) must have a fully functional and independent kitchen in California. That means the kitchen should include a sink, a cooking facility, and proper food storage, such as a refrigerator. The requirements for an ADU kitchen may vary slightly depending on the local jurisdiction, so it’s essential to check with your local planning department for specific details.

What does the HCD ADU Handbook say about California ADU?

The HCD ADU Handbook from the California Department of Housing and Community Development provides detailed information about ADU regulations in the state. It covers topics such as ADU types, size requirements, zoning, and design standards. The handbook is an essential resource for homeowners and builders considering the addition of an ADU to a property in California.

What are the ADU requirements to qualify for a California grant?

Specific requirements must be met to qualify for a grant in California to build an ADU. These may include ensuring the ADU is in line with local zoning laws, meets size and design standards, and is constructed to be habitable. Additionally, some grants may have income restrictions for homeowners, and in some instances, ADUs must be designated as affordable housing units. Grant qualifications can vary depending on the grant program, so it’s essential to research the specific requirements for each opportunity.

What is the cost of building an ADU in California?

The cost of building an ADU in California varies widely with location, size, design, site conditions, and finishes. In San Diego, Kaminskiy Design and Remodeling’s typical pricing is about $600 to $650 per square foot for a 400 to 700 sq ft ADU with one bathroom and a small kitchen, plus about $80,000 for the bathroom and kitchen finishes, and about $550 to $600 per square foot for an 800 to 1,200 sq ft ADU with one or two bathrooms and a medium kitchen, plus about $100,000 for finishes. Smaller ADUs cost more per square foot because many costs stay about the same regardless of size, including utility connections, plumbing and electrical rough-in, the water heater and HVAC system, site work, and design and permits. For example, a 600 sq ft ADU would run roughly $440,000 to $470,000, and a 1,000 sq ft ADU roughly $650,000 to $700,000.

What are the Junior ADU requirements in California?

A Junior ADU (JADU) is a smaller dwelling unit within a single-family residence. In California, JADU requirements include a maximum size of 500 square feet, an efficiency kitchen (which may have a lesser cooking facility than a full kitchen), and a separate exterior entry. Additionally, JADUs must be located entirely within the walls of the single-family residence, which can include an attached garage. Since January 1, 2026, the owner only has to live on the property if the JADU shares a bathroom with the main house.

What is the minimum lot size for an ADU in California?

There isn’t one. State law prohibits cities and counties from imposing a minimum lot size for ADUs. Your lot’s shape, setbacks, utilities, and any easements still affect what will fit, so it’s worth having a designer or your local planning department review your property before you start.
